What is your AC doing?

Pick the closest match for what to check first and what it usually means.

Try first New filter

Usually a dirty coil, a refrigerant leak or a failed capacitor

Swap a dirty filter and make sure the outdoor fan is spinning. If the air is still warm after 20 minutes, switch the system off so the coil does not freeze and book a diagnosis.

AC service built for South Florida's climate

Air conditioning works harder here than almost anywhere in the country. Cooling season runs most of the year, humidity rarely lets up, and summer afternoon storms bring power flickers that are hard on compressors and control boards. A system that would last a long time up north wears out faster in Broward, Palm Beach and Miami Dade.

That climate creates its own set of problems. Condensate drain lines clog with algae and shut systems down. Attic air handlers sit in extreme heat. Coastal homes deal with salt air corroding outdoor coils. Oversized equipment cools the air without pulling out enough moisture, leaving homes cold and clammy. Hurricane season adds wind load anchoring requirements for outdoor units and the occasional storm damaged condenser.

We also see many older systems still running R22 refrigerant, which is no longer produced. When those systems leak, we compare the cost of repair against moving to modern R410A or R454B equipment rated under SEER2, which can lower FPL bills over a long cooling season. Regular maintenance and tune ups are the best way to stretch the life of whatever system you have.

Questions homeowners ask

Why is my AC running but not cooling?

The most common causes are a dirty air filter or coil, a frozen evaporator coil, low refrigerant from a leak, or a failed capacitor that keeps the outdoor unit from running. Check that the outdoor fan is spinning and replace the filter if it is dirty. If the air is still warm, turn the system off to keep a frozen coil from getting worse and have a licensed technician diagnose it.

How often should I service my AC in South Florida?

At least once a year, and twice a year is a good idea here because systems run most of the year. A spring visit before the heavy cooling season and a fall checkup help catch clogged drain lines, weak capacitors and dirty coils before they cause a breakdown. Change or check your filter every one to three months.

What causes water leaking from my AC?

Usually a clogged condensate drain line, which is extremely common in South Florida's humidity because algae and sludge build up inside the pipe. A cracked drain pan, a frozen coil that melts or a failed float switch can also cause leaks. Shut the system off to prevent water damage and have the line cleared and the safety switch tested.

Is it worth repairing an old R22 system?

It depends on the age of the system and what failed. R22 is no longer produced, so repairs that involve a refrigerant leak get harder to justify on a system that is 15 to 20 years old. A minor electrical repair may still make sense, but we will lay out both repair and replacement options with clear pricing so you can decide.

Do you service condos and high rise units?

Yes. We work on condo AC systems including water source heat pumps, through wall units and split systems in high rise buildings. We can coordinate with your condo association on approvals, access and scheduling, so let us know your building's requirements when you book.

What areas do you serve?

We serve South Florida across Broward, Palm Beach and Miami Dade counties. Our main service areas are Weston, Coral Springs, Miami and Delray Beach, and we also cover the surrounding cities such as Davie, Parkland, Coral Gables, Boca Raton and Boynton Beach.

Do I need a permit to replace my AC in Florida?

Yes. Replacing an AC system in Florida generally requires a permit through your city or county building department, plus an inspection after the work is done. Outdoor units also have to be anchored to meet wind load requirements. When we quote a replacement, we account for the permit process, and HOA or condo approval where it applies.
