Thermostat installation & repair in South Florida

A thermostat that's wired wrong or set up poorly can make a good AC system feel broken. We install, troubleshoot and configure thermostats so your system runs the way it should.

Smart thermostat installed in a South Florida home

Your thermostat is the smallest part of your HVAC system and one of the most common reasons it seems to stop working. A blank screen, a system that won't shut off, or a house that never reaches the setpoint can all come down to the thermostat, its wiring or how it's configured. Just as often, the thermostat is telling you about a different problem, like a tripped safety switch on a clogged drain line.

Sunshine State HVAC installs, replaces and repairs programmable, smart WiFi and humidity control thermostats, along with zoning controls, for homes and light commercial spaces across Broward, Palm Beach and Miami Dade. Our licensed HVAC technicians work with all major brands and confirm the thermostat matches your equipment before anything goes on the wall.

You get a clear quote before any work begins. Call (954) 800-2561 or use the Book an Appointment form, 7 days a week from 7am to 11pm.

Signs the problem is your thermostat

A blank or flickering display, a reading that doesn't match the room, settings that reset on their own, and a system that won't turn on or won't stop are the classic signs. You may also hear the thermostat click with no response from the AC, or see the system short cycle every few minutes.

Before you call, try a few quick checks. Replace the batteries if your model uses them, make sure the mode is set to Cool and the setpoint is below room temperature, and check the breakers for the air handler and outdoor unit.

One check is especially important here: many South Florida systems have a float switch on the condensate drain. When the drain clogs and water backs up, the switch cuts power to protect your ceiling, and the thermostat often goes blank. If that's happened, the drain needs clearing, not a new thermostat.

Common thermostat problems in South Florida homes

Lightning and power surges are a regular cause of thermostat failures here. A surge can blow the low voltage fuse on the air handler's control board or damage the transformer, which knocks out power to the thermostat. We trace the power path before condemning the thermostat itself.

Placement causes plenty of comfort complaints. A thermostat on an exterior wall, in afternoon sun, near the kitchen or right under a supply vent reads the wrong temperature and runs the system too much or too little. Corroded wire connections and older mercury or dial thermostats that have drifted out of calibration show up often too.

Do it yourself installs bring their own issues. On heat pumps, a reversing valve setting configured backward means the system blows warm air when you ask for cooling. Smart thermostats installed without a proper common wire may lose power, drop WiFi or cycle the system unexpectedly.

Choosing a thermostat: Programmable, smart or humidity control

Programmable thermostats let you set schedules for weekdays and weekends without WiFi. They're reliable, straightforward and a big step up from a manual dial.

Smart thermostats add app control, remote monitoring, alerts and features like geofencing that adjust the temperature when you leave or come home. Some models report indoor humidity, which is particularly useful in our climate, and a few can run the AC a bit longer to dehumidify or control a whole home dehumidifier directly.

Compatibility comes first. Heat pumps, two stage and variable speed systems, and equipment with communicating controls each need a thermostat that supports them, and some high efficiency systems work best with the manufacturer's own control. We check your equipment before recommending a model so you don't lose features you paid for.

What an installation visit looks like

The technician starts by confirming the system type: cooling only, heat pump, auxiliary heat strips, number of stages, and any dehumidifier or zoning equipment. Power is shut off at the air handler, and each existing wire is labeled before the old thermostat comes off the wall.

If a smart thermostat needs a common wire and there isn't one, the technician either uses a spare conductor, runs new thermostat cable or installs an approved adapter at the air handler. The new base is mounted and leveled, with a trim plate to cover the old footprint when needed.

Next comes configuration, which is where many installs go wrong. The technician sets the system type, reversing valve setting, cycle rate, fan behavior and compressor protection delay, then tests cooling, heating and fan operation at the equipment. Finally, the thermostat is connected to your WiFi and app, and you're walked through the schedule and the settings that matter.

Settings that affect your FPL bill and comfort

Small setpoint changes make a measurable difference when your AC runs most of the year. A common approach is around 78 degrees when you're home and a few degrees higher when you're away, adjusted to what keeps your household comfortable.

Keep the fan on AUTO rather than ON in cooling season. With the fan always running, moisture on the coil gets blown back into the house between cycles, raising humidity and making you set the temperature lower to feel comfortable.

Avoid very large setbacks in summer, like shutting the system off all day. The house soaks up heat and humidity, and the AC then runs for hours to recover. A modest schedule set to when you actually leave and return works better for both comfort and cost.

Smart thermostats for second homes, rentals and condos

For seasonal residents, a connected thermostat is one of the most useful upgrades you can make. You can check temperature and humidity from anywhere, and get an alert if the house is heating up because the system stopped, before a small problem turns into a mold problem.

Landlords and short term rental owners can lock setpoint ranges so guests don't run the AC at 65 with the doors open or turn it off in August. Schedules can be adjusted between bookings without a trip to the property.

Many condo associations require units to maintain AC or humidity control while owners are away. A thermostat with humidity reporting makes it easy to show you're compliant. We install these throughout Miami and the rest of South Florida.

Zoning systems and homes with multiple thermostats

Two story homes and larger single story layouts sometimes use one system with multiple zones. Motorized dampers in the ductwork open and close based on calls from each zone's thermostat, managed by a zone control board.

When one zone stops responding, the cause may be the thermostat, but it's often a failed damper motor, a wiring issue or a control board fault. We test each part of the zoning chain so you're not replacing parts that are working.

In homes with separate systems for upstairs and downstairs, each system has its own thermostat, and placement matters even more. Damper and duct problems also affect zoned homes, so our air duct cleaning and repair work often goes hand in hand with zoning troubleshooting.

What drives the cost of thermostat work

For installations, the thermostat model is the largest factor, from basic programmable units to smart and communicating controls. Labor depends on whether a common wire has to be added, the condition of the existing wiring, wall repair around the old footprint, and how involved setup is for your system type.

For repairs, the price depends on what the diagnosis finds. A loose wire or configuration error is quick. A blown control board fuse, failed transformer, bad damper motor or zone board takes more parts and time. Sometimes the thermostat is fine and the real issue is in the AC itself, which our AC repair team handles.

Heat pump owners should also have the thermostat checked against the equipment, since auxiliary heat settings affect operating costs. Our heat pump services cover the full system. Either way, you see the price before work begins.

Thermostat FAQs

Can I install a smart thermostat myself? Many people do. Heat pumps and systems without a common wire are where installs often go wrong. If yours isn't working right after a DIY install, we can check the wiring and configuration.

Where should the thermostat go? On an interior wall in a main living area, away from direct sun, kitchens, supply vents and exterior doors, at roughly eye level.

Why does my thermostat go blank when the AC is leaking? That's usually the condensate float switch doing its job. Clearing the drain line typically restores power.

Will a new thermostat fix uneven room temperatures? Usually not on its own. Uneven temperatures typically come from ductwork, airflow or zoning issues, which we can diagnose during the same visit.

Snap a photo before you call

The fastest way to get the right answer is a photo of your current thermostat with the cover off, showing which terminals have wires. Add a photo of the model sticker on the air handler or outdoor unit if you can reach it. That tells us your system type and wiring before we arrive, so we can confirm whether the thermostat you want will work.

Bring your own or choose with us

If you already bought a thermostat, let us know the model when you book and we'll confirm it's compatible with your system. If you haven't, the technician can go over a few options that fit your equipment and how you use your home. Either way, the price for the installation and setup is laid out before work starts.

Quick visits, flexible times

Most thermostat installs and repairs are among our shorter appointments, which makes them easy to fit into evenings and weekends. We schedule 7 days a week from 7am to 11pm, and same day visits are often available. Book by phone or with the online form and pick the window that suits you.
