AC service in Miami

Miami is not one kind of city, and AC work here is not one kind of job. In the same week we might be on the 30th floor of a Brickell condo, in a 1950s concrete block house off Coral Way and in a converted warehouse space in Wynwood. Each one comes with different equipment, different rules and different reasons the air stops feeling cold.

High rise living drives a big share of our Miami work. Many condo towers in Brickell, Edgewater and along Biscayne Boulevard use water source heat pumps tied to the building's cooling tower loop, while some older buildings rely on through wall or package units. These systems sit in tight closets, depend on the building's water flow and have strict rules about how they are swapped. Condo associations typically require advance approval, proof of licensing, scheduled access to the service elevator and sometimes specific equipment dimensions. We handle the paperwork side as part of the job, and our heat pump services cover the water source units that general AC crews often avoid.

Inside those units, the most common problems are clogged condensate lines, failed fan motors, dirty coils and valves that stick. Because the closet is often next to a bedroom or over a neighbor's ceiling, a slow drain leak is more than a nuisance. Catching it early during a routine visit is a lot cheaper than dealing with the association after water has gone through the floor.

Then there are Miami's older houses. Neighborhoods like Little Havana, Shenandoah, Coconut Grove and parts of Allapattah have a lot of concrete block homes built decades before central air was standard. Many were retrofitted with ductwork squeezed into a shallow attic or a dropped soffit, and some still run on window units in back bedrooms. In these homes, a ductless mini split is often the cleanest way to add efficient cooling to an addition, a converted garage or a room the old ducts never reached. No major demolition, and each zone gets its own control.

Miami's climate is relentless on equipment. Cooling season effectively never ends, humidity stays high year round, and neighborhoods close to Biscayne Bay deal with salt in the air that works on outdoor coils and electrical connections. Outdoor units here also have to meet Miami Dade's high velocity hurricane zone requirements for anchoring, and replacements require a permit through the City of Miami or the county, depending on where you live. We account for all of that before we give you a price.

Many older Miami systems still run on R22, which is no longer manufactured. If yours has a refrigerant leak, we will lay out the cost of repairing it against the cost of moving to a modern R410A or R454B system rated under SEER2, and let you make the call. Sometimes a repair is the right answer, especially if the compressor and coil are sound. Sometimes it is not, and we will say so.

We also do a steady amount of light commercial work in Miami: small offices, retail storefronts and restaurants along the commercial corridors that need their rooftop or split systems kept running through the summer. Same process as residential. A licensed technician diagnoses the issue and you get a clear price before any work begins.

Our technicians cover Brickell, Downtown, Edgewater, Wynwood, the Upper East Side, Coconut Grove, Coral Way, Little Havana and the neighborhoods out toward Kendall, and we also serve Coral Gables, Miami Beach, Doral and Key Biscayne. We work 7 days a week from 7am to 11pm and offer same day service when it is available.

Whether it is a condo unit that will not drain or a house that never quite cools off, call us at (305) 526-4696 or send a request through the Book an Appointment form. We will confirm a time and get a licensed tech to you.
